Serving All Your Real Estate Needs Since 2002

Good morning! Can you believe we’re already halfway through the year?

Time flies, and while the world keeps turning and headlines keep changing (hello, “One Big Beautiful Bill” or whatever you want to call it, beautiful..???), one thing remains steady: life keeps moving, and so does the real estate market.

If you’ve seen headlines saying home sales are down compared to last year, you might be wondering – is it even a good time to sell? Here’s what matters most: momentum in the housing market continues. Even with national headlines dominating the news cycle, everyday life doesn’t pause. People are still getting married, starting new jobs, growing their families, and they still need homes. In fact, nearly 8 homes are selling every minute across the country.

Right here in the Inland Empire, buyers are still active and motivated. If you’re thinking about making a move, whether that’s downsizing, relocating, or cashing in on your equity, let’s have a conversation. I’ll help you price your home right, create a winning strategy, and walk you through every step.

Call, text, or reply to this email, I’m here to help whenever you’re ready.

Think No One’s Buying Homes Right Now?

Think Again.

If you’ve seen headlines saying home sales are down compared to last year, you might be thinking – is it even a good time to sell?

Here’s the thing. Sure, the pace of the market has cooled compared to the frenzy we saw just a few years ago, but that’s not a red flag. It’s a return to normal. And normal doesn’t mean nothing’s happening. Buyers are still out there – and homes are still selling.

Why? Because real life doesn’t pause for perfect conditions. There are always people who need to buy – and this year is no exception. Buyers who are in the middle of a big change in their lives, a new marriage, a growing family, or a new job still need to move, no matter where mortgage rates are. And they may be looking for a home just like yours.

Every Minute 8 Homes Sell - Nationwide

Let’s break it down using the latest sales data from the National Association of Realtors (NAR). Based on the current pace, we’re on track to sell 4.03 million homes this year (not including new construction).

  • 4.03 million homes ÷ 365 days = 11,041 homes sell per day
  • 11,041 homes ÷ 24 hours = 460 homes sell per hour
  • 460 homes ÷ 60 minutes = roughly 8 homes sell every minute

That means in the time it takes to read this, another 8 homes will sell. Let that sink in. Every minute, buyers are making moves – and sellers are closing deals.

Inland Empire Real Estate Snapshot – Homes Selling by the Minute

Using the national pace—4.03 million existing homes this year, which works out to approximately 11,041 homes sold per day, or about 8 homes per minute—let’s zoom in on our local market.

California Context

California alone is seeing around 254,190 homes sold annually (May 2025 pace) car.org+1noradarealestate.com+1.

  • 254,190 ÷ 365 = 696 homes per day
  • = 29 homes per hour
  • = 0.5 homes per minute

Inland Empire

The Inland Empire makes up roughly 12% of California’s population—and similarly, its home sales en.wikipedia.org.

  • 12% of 696 daily sales = 84 homes per day in the Inland Empire
  • That's about 3.5 homes per hour or roughly 1 home every 17 minutes

A Home Sells Locally Every 17 Minutes

While nationally it’s 8 homes per minute, in the Inland Empire the action is around 1 home sold every 17 minutes—and that’s not slowdown, that’s real local momentum.

Why It Matters:

  • 84 buyers per day in Riverside & San Bernardino Counties
  • Ongoing demand driven by lifestyle changes, relocations, and affordability
  • Not a cooling—just a balanced, steady market where well-priced homes move consistently

Bottom Line for IE Homeowners

Yes, the pace here is steadier than the national frenzy, but that’s actually a good thing. It gives us time to:

  1. Price right
  2. Prepare thoughtfully
  3. Capture the motivated buyers who are here, day in and day out

Bottom Line
